The price of heating and cooling your property may become daunting, if it hasn’t already. And, property owners often wonder whom to turn to for advice. Gordon Bell Investment Fiduciary and Author of “Tell’Em ‘That’s MY Money You’re Messing With!”‘ discusses the growing difficulties of keeping a property comfortable without spending what amounts to an actual fortune. Here’s some of the savvy answers he provides to his prospective client’s frequently asked questions.
How BIG a fortune do property owners stand to lose?
Subtract the savings, say 90%, from your current utility bill, add in price hikes say, 10% average annually …then, multiply by 30 years etc. …And, youʼll likely exceed a staggering $500,000. And, many analysts state that energy costs may rise in excess of 10% per year.
So, why has heating and cooling at reasonable costs become so challenging to accomplish?
Letʼs face it–the most popular insulation technology, i.e. fiberglass in attics and dual pane, argon gas, vinyl windows are no longer adequate. In fact, theyʼre now ridiculously obsolete.

Due to the elimination of cold drafts in the winter and sweltering in the summer, the Empire State Building set a new standard for comfort. This was reflected by a rent increase. Meaning, the retrofit not only was essentially free, it paid immediate dividends.
OK, but what about the average property owner/investor?
The same technology can provide a Return On Investment that competes most favorably with traditional investments yet, is without the risks normally associated with investments.

PLEASE NOTE: You’re probably aware that windows also can represent a loss of money. Because windows represent a much larger “investment”, we recommend our clients start by upgrading the attic. After, experiencing the difference, they may want to continue the process by retrofitting their windows with the new game-changinng technology.
You can test your windows by putting your hand up to the frame and the glass portions of the window …on a day that the outside temperature is either hot or cold.
